Privacy and cookie policy

Atma Villas (Atma Eco Villas, Vereda El Uvital, El Peñol, Antioquia, Colombia) is the controller of the personal data collected on atmavillas.com, under Colombia's Law 1581 of 2012 and Decree 1377 of 2013 and, for visitors from the European Union, the General Data Protection Regulation.
What we collect
When you book: first name, last name, email, phone, country, stay dates and the villa chosen. Card details go only to Stripe, our payment processor; they never touch our servers.
When you browse: pages visited, device, browser, language, approximate country from your IP address, chosen currency and your interactions with the site.
When you write to us: whatever you send by WhatsApp, email or the contact form.
What we use it for
Managing your reservation and stay, sending your confirmation and travel communications.
Only if you opt in when booking: reminders if you leave a booking unfinished and offers from Atma Villas by email or WhatsApp. You can withdraw consent with the unsubscribe link in every email or by writing to us.
Processing payment and issuing receipts. Payment is collected by TradeTengo Express LLC on behalf of Atma Villas and appears on your statement as “RTZ IBL* ATMA VILLAS”.
Understanding how the site is used so we can improve it: which villas are viewed, where a booking is abandoned, how fast each page loads.
Meeting legal and accounting obligations.
Who we share it with
Cloudbeds, the property management system where your reservation is recorded.
Stripe, payment processor (United States).
Google Analytics 4, aggregate audience measurement.
Microsoft Clarity, anonymous session recordings and heatmaps to understand usability. Form fields are masked and the payment page is not recorded.
Vercel, hosting, and Sentry, technical error monitoring.
Resend, email delivery (confirmation, pre-arrival information and, if you opted in, reminders and offers).
We do not sell your data or share it with third parties for advertising.
Cookies and similar technologies
Essential: needed for the site to work, such as remembering your currency and language and processing payment. No consent required.
Analytics: Google Analytics, to measure visits and conversions in aggregate.
Recordings: Microsoft Clarity, to replay anonymously how the site is used.
You can accept, reject or configure non-essential cookies in the notice shown on your first visit and change your choice at any time from the “Cookie preferences” link in the footer. For visitors from the European Union, non-essential cookies are only activated after you accept.
How long we keep it
Reservation data is kept for as long as Colombian accounting and tax rules require. Browsing data is kept in Google Analytics for 14 months and in Microsoft Clarity for 30 days.
Your rights
You may access, update, correct and delete your data, and withdraw consent, by writing to reservaciones@atmavillas.com. We respond within the periods set by law. If you are in the European Union you may also lodge a complaint with your data protection authority.
